Key Sites

SmartParc SEGRO Derby

Built across 2.4million sq ft, this £300m state-of-the-art food manufacturing and distribution park will be home to the first low-carbon food manufacturing community, employing 5,000 people and paving the way for the industry to collaborate to meet the challenges of sustainable production.

The site provides start-up incubation units through to large-scale manufacturing facilities and will be home to a Food Manufacturing Technology Centre of Excellence.

In 2022, German meal kit provider, HelloFresh became the first business to take residency on SmartParc.

Infinity Park Derby

Infinity Park Derby is a 100-acre commercial and technology park adjacent to the world headquarters of Rolls-Royce Civil Aerospace. It is home to Rolls-Royce’s new Nuclear Skills Academy, training 2,000 new apprentices over the next ten years and the UK’s latest Nuclear Advanced Manufacturing Research Centre (NAMRC Midlands). The first High Value Manufacturing Catapult facility in the East Midlands linking industrial supply chains with cutting edge research.

Derby City Council is looking to bring forward six acres on the Park to further support innovation in manufacturing.

Plots are available on a design and build basis and can be purposed for a range of uses including manufacturing, R&D, office and distribution.

To the south of Infinity Park Derby, £70m of Government funding will create a new junction on the A50 trunk road (M1/M6 link road), unlocking land in preparation for major mixed-use developments, including phase 2 of Infinity Park Derby and a new garden village of 4,500 homes.

St. Modwen Park Derby

This 67-acre, high profile industrial logistics site is being developed by St. Modwen Logistics, adjacent to the A52 and Derby’s premier business park, Pride Park.

It provides high quality logistics and production space through a combination of speculative and bespoke developments. The first units as Phase 1 of the development are completed, with plans for Phase 2 underway. Each unit is being developed in line with St. Modwen Logistics’ Swan Standard to deliver high quality, sustainable outcomes.

Becketwell

The Becketwell scheme brings forward the regeneration of a key 4.7-acre brownfield site at the heart of Derby city centre. ‘The Condor’, a 259-bed Build To Rent apartment scheme operated by market leader, Grainger plc opened on-site in Summer 2023.

With a new public square created, a further addition to the site is a 3,500-capacity music, entertainment and conference venue in a new purpose-built facility, due to be open by 2025 and operated by world leader ASM Global. The venue will attract an additional 250,000 visitors a year to city centre streets.

Site developers, St James Securities, are currently seeking uses for the final phases of the scheme, which could include an up-scale hotel, student accommodation, office and commercial space.
